HOME SELLER GUIDELINES
Step 1: Hire Jerry Self to sell your home!
Now that Jerry has sold your home, you can expect the following events to take place:
Home Inspection-
An independent home
inspection, paid for by the buyer, will be scheduled with you shortly
after the contract is accepted. The inspection usually takes about two
hours. The home should be in show condition, and unless specifically
asked, the owners are typically NOT present during the inspection.
Termite Inspection-
The buyer’s termite inspection is usually performed during the same
time as the
general home inspection and is a buyer expense. If, however, a treatment
is required per paragraph 11 of the contract, the treatment becomes a
seller’s expense. You may get bids from different
termite control companies to
secure the best possible treatment for your home.
Repair Addendum/Appraisal Requirements-
Within two to three days of the inspection, and after the appraisal, I
will contact you if maintenance items are found that the buyers are asking
the seller to address. See paragraph 20 of the contract.
Pre-Qualify-
Starting your new loan process NOW will benefit you in your new home
search.
Most sellers view a pre-qualified buyer as a serious buyer prospect.
Transfer of Utilities-
Once a closing is scheduled, call your
utilities providers and have the utilities taken out of your name on
the possession date. Ask that they be read as of that date, and that the
buyers will be calling to put them in their name. DO NOT have the
utilities shut off.
Post-Closing Activities-
Cancel your home-owner’s insurance on the home, and give the insurance
agent your new
address to send the refund.
Complete a change of address card at the post office.
If your loan is an FHA loan, contact your lender and ask about an
application form
for a PMI refund. No one will contact you if you do not apply for this
refund.
